Relationships:
John always says, “We aren’t in the real estate business, we are in the relationship business.” In short, people are the priority. At Woodbine, we believe family comes first, then our teammates, then our partners. But we also believe everyone else matters just as much. In fact, our grandfather always told us to “shine the back of our shoes because the people behind us are just as important as the people in front of us.” We take that to heart and seek to treat everyone with the dignity they deserve, whether they’re the bellman or the general manager.

Effort:
“A team that won’t be beat can’t be beat.” We attribute our work ethic to our West Texas roots. We love to compete, we like to go all out, and we won’t ask any members of our team to do anything that we aren’t willing to do ourselves. This may include showing up early, leaving late and going the extra mile if that’s what’s required. Someone once said that Woodbine has a white-collar pedigree with a blue-collar work ethic, and that suits us just fine.

Accountability:
“You win as a team, and you lose as a team.” Real estate is a team sport, and every teammate has an important role to play on every project and in every transaction. And we expect everyone on the team to pull the rope in the same direction. We set goals, we track progress, and we aim to achieve our goals through individual and collective efforts – all the while upholding Woodbine’s culture and values. With that in mind, we strive to foster an environment where our teammates can use their God-given talents in ways that are professionally, personally and spiritually fulfilling.

Conviction:
Conviction takes many forms at Woodbine. We believe in a set of values that are unchanging, and we want to work with people who align with us in that regard. We also want to work with people who have a competitive streak and a strong vision. There have been more than a handful of Woodbine projects where we were told we were crazy for buying or building in certain locations or at certain times (in the depth of a pandemic, for example). It takes conviction to go against the grain and to zig when others are zagging.

Humility:

John’s dad would often quote Harry Truman, who said, “It’s amazing what you can accomplish if you don’t care who gets the credit.” We encourage everyone to find the common ground with our partners, whether it be lenders, equity partners, sellers, buyers or the many people who help us make our projects happen. Our goal is always to earn the trust of our partners. We think the best way to do that is by approaching collaboration with humility, assuming the best of others and allowing our track record to speak for itself.
