Cassco, Rosewood begin large urban project in Fort Worth

Cassco Development Co., out of Fort Worth, and Dallas-based Rosewood Property Co. have teamed up to develop Clearfork, an urban village within the legendary Edwards Ranch in Fort Worth.

The site at Edwards Ranch is on the banks of the Clear Fork of the Trinity River between Hulen Street and Bryant Irvin Road. The City of Fort Worth, along with the developers, teamed up on an infrastructure project seven years ago, which is nearing completion.

It is rare to see a greenfield site in an urban core — but this site was protected by six generations of the Edwards family, which makes it ideal for an urban village, said Bill Flaherty, president of Dallas-based Rosewood Property Co.

Plans for Clearfork include more than 2 million square feet of office space, 1 million square feet of retail space and 2,500 multifamily units.

Dallas-based StreetLights Residential will oversee the apartment development. Woodbine Development Corp. will oversee the retail portion of the project. UCR Urban will oversee the retail leasing, which will be carefully curated, officials said.

Fort Worth-based Trinity Works will aid in developing the master plan.

The initial phase of residential development includes 398 units of townhomes, urban efficiencies, lofts and upscale apartments. Construction begins in September, with units scheduled for delivery between late 2014 and fall 2015.
